Why it happens: The rubber door seal (boot) develops cracks or tears — often from coins, keys, or bra wires getting stuck. Mold buildup also weakens the rubber over time (huge issue in Menifee's hard water areas).

Symptoms: Water leaking from the front of the washer during or after the cycle. Sometimes you'll see water pooling at the bottom of the door glass.

2. Clogged or Cracked Drain Pump

Super common in: Whirlpool and Maytag top-load washers, especially the newer models with the low-profile agitators (2018-2024).

Why it happens: Small items (socks, underwear, kids' toys) get past the filter and clog the pump impeller. The pump housing can also crack over time, especially if the washer vibrates a lot during spin.

Symptoms: Water leaking from underneath the washer during the drain cycle. Sometimes the washer won't drain completely and you'll hear a humming sound.

The fix: Access the pump (requires tipping the washer or removing panels depending on model), clear the blockage or replace the pump assembly. Average repair: 45-75 minutes.

3. Loose Internal Hose Clamps

Why this is huge in French Valley tract homes: Vibration. Washers in new homes (especially those on second floors) vibrate more than people expect, especially if they're not perfectly level. Over 6-12 months, internal hose clamps loosen and start seeping water.

Major issue in Menifee's water district: Hard water scale buildup causes inlet valves to fail prematurely. We replace these constantly in the 92584, 92585, 92586 areas.

Symptoms: Water leaking from the back of the washer, near the supply hoses. Sometimes the washer continues filling even when it's off, or it overfills and leaks from the top.

The fix: Replace the water inlet valve assembly. Simple repair, usually 30-45 minutes. We recommend installing an inline water filter if your home has very hard water to prevent future failures.

5. Center Agitator Seal Failure (Older Top-Load Washers)

Common in: Older GE and Kenmore top-load washers with the tall center agitator (pre-2015 models still going strong in many Murrieta homes).

Why it happens: The seal at the bottom of the agitator shaft deteriorates, allowing water to leak down into the transmission area and eventually out the bottom of the washer.

Symptoms: Small puddle under the washer after each wash. Might see rusty water if the transmission is starting to rust out (bad sign).

The fix: If caught early, we can replace the agitator seal and O-rings. If the transmission is damaged, it's often not cost-effective to repair on washers over 10 years old.
